Can a sofa or mattress be cleaned between two guests?
A vacant day works. A turnover gap of a couple of hours usually does not. Hot-water extraction puts water into fabric and foam, and the piece is still damp when we pack up. We cannot tell you the hour it will be dry, so we do not sell a slot against a check-in time.
If your calendar shows a check-out at 11 AM and a check-in at 3 PM, that window belongs to linen, surfaces, the bathroom and the kitchen. A wet clean of a sofa or a mattress belongs on a night with nobody arriving.
We work Mon to Sun, 9 AM to 10 PM, and we clean inside the unit. There is no express service, no same-day guarantee and no guaranteed drying time. Hosts who keep one maintenance day in the calendar each month have the easiest time booking.
What a two-hour gap cannot cover
A short gap is enough for dry work. Vacuuming the seats and the mattress surface with a suitable attachment, lifting hair from the cushion seams, checking for a new mark and photographing it: a turnover cleaner can do all of that between guests.
What a short gap cannot cover:
- Hot-water extraction of a seat, a back cushion or an arm.
- Any mattress work, which holds more water than anything else in the unit.
- Stain treatment that needs dwell time and a second pass.
- Odour work, which needs the source found first.
- A rug, which has to lie flat and open while it dries.
Asking for a faster chemical or a stronger machine does not shorten this. The limit is water leaving the foam and the backing, and the room sets that pace. If a mark appears during a stay and the next arrival is hours away, note it, photograph it and book the clean for the first free night.
How drying time constrains the booking
Drying depends on the piece, the air and the room. A thin seat pad on a timber frame releases water faster than a deep upholstered base. A queen mattress holds more than both. A closed Makati unit with the aircon off and the windows shut is the slowest case we see, and that is the normal state of a vacant short-let.
We do not quote a number of hours. What helps: leave the aircon running after we go, leave a fan pointed at the piece and keep the bedroom door open. A mattress cleaned on a Tuesday evening with the aircon left on is a straightforward job. The same mattress cleaned at noon for a 3 PM arrival is a complaint waiting to happen.
What we clean, and what it costs
We handle fabric upholstery, mattresses and rugs by hot-water extraction, owner-operated, inside your unit. Prices for the pieces a short-let usually has:
- Armchair ₱2,400
- Two-seater ₱3,100
- Three-seater ₱3,900
- L-shaped sofa ₱5,400 to ₱7,900, by size and layout
- Single mattress ₱2,400
- Queen mattress ₱4,700
- King mattress ₱5,500
Minimum order ₱3,000. Travel is included in Century City, Rockwell and Salcedo. A one-bedroom short-let often books the sofa and the main mattress together, which clears the minimum. Workmanship is covered by a 48-hour correction. If something we cleaned is wrong, tell us within two days and we return to put it right. That covers our own work. It is not a promise about a change that was permanent before we arrived.
Preparing the unit when you are not there
Most hosts we deal with are not in the building. That is workable, provided access is arranged before the slot. Buildings in Century City, Rockwell and Salcedo differ on work permits, service lift booking and the hours contractors may use.
What we need from you: a named person who can let us in, the building rule on bringing equipment through, and a power point in the room. Strip the bed and take the protector off before we arrive. Clear the floor around the sofa and move anything breakable off the side tables. Our condo cleaning preparation notes set out the rest.
Tell us the building hours. If management stops contractor access at 5 PM, our 9 AM to 10 PM window does not help, and the booking has to sit earlier in the day.
Documenting condition between guests
Photographs settle arguments about who caused a mark. Take the same three or four shots after every turnover: the sofa straight on, each seat from above, the mattress stripped. Same light, same angles, dated by the phone. That gives you a record of when something appeared.
When you report a stain to us, say what it was, when it happened and what has already been put on it. A guest who scrubbed a spill with a household cleaner has changed the problem. Previous treatment affects what extraction can lift, and guessing wastes a visit.
Keep the care label photo with the rest. The label limits the method, and we check it before any water goes near the fabric. If a piece carries a label that rules out wet cleaning, we say so rather than proceeding.
Sofa beds, protectors and more than one unit
A sofa bed deserves attention twice: the upholstery and the mattress folded inside it. Guests use it, and it rarely gets stripped during a turnover. Open the mechanism and look at that thin mattress before deciding whether to include it. Say in your message that the piece is a sofa bed, because the frame affects access.
A washable mattress protector is the cheapest step a host can take. It takes the spill, it goes in the machine, and it keeps liquid off the foam, which is the part no turnover clean can reach. A protector will not lift a stain already in the mattress.

Questions from hosts and property managers
Can you clean during the four hours between check-out and check-in?
Not for wet cleaning. We will not take a booking that depends on a sofa or mattress being dry by a check-in time, because we cannot guarantee that. Put the job on a vacant night. Dry vacuuming and inspection fit in a short gap, and a turnover cleaner can handle those.
Do you offer a same-day or express visit for an urgent guest complaint?
No. There is no express option and no same-day guarantee. We work Mon to Sun, 9 AM to 10 PM, and we book the next slot that suits the unit and the building access rules. With a guest in the unit tonight, the practical step is a protector or a cover until a free day appears.
What if a mark comes back after you leave?
Tell us within 48 hours. The workmanship correction covers our own work for two days after the visit. Some marks wick up from the padding as the piece dries, and that is worth reporting. A change that was already permanent is a separate matter, and we flag those at the visit.
How do I get a quote for a unit I cannot visit?
Send photos of each piece, the care label, the mattress size and the building name. That is enough for a figure on most jobs. Check the sizes against the price list first, and keep the ₱3,000 minimum in mind when a unit holds only one small piece.
