The problem
Darkened armrests, spills and everyday dirt
Crumbs and pet hair are easy to spot. Oils from hands and headrests can build up more gradually, leaving the most-used parts of a sofa darker than the rest. Vacuuming removes loose debris, but marks that remain may need a different treatment.
Send a close-up of the problem and a photo of the whole sofa. Dark areas can be dirt, wear or a colour change; a photograph alone may not tell us which. If a smell keeps returning, describe what happened and which products you have tried so we can assess more than the visible mark.
What extraction adds to the cleaning process
Cleaning methods differ in how they apply solution, work on soil and recover moisture. Ask what the provider includes rather than choosing on the word “shampoo” or “steam” alone. CLB uses extraction for suitable fabric upholstery.
Extraction pushes cleaning solution into the weave under pressure and immediately pulls it back out with a commercial vacuum, along with the dirt it just dissolved. We control how much solution is applied and recover it with suction. After cleaning, we check the agreed areas with you and discuss any marks that remain.

Inspection and a fabric test
We check the care label, identify the fibre and test the cleaning solution on a hidden panel before anything else happens. If the fabric is one we should not wet, you find out at this point and pay nothing.

Dry vacuum
Loose grit comes out first. Dry vacuuming removes loose debris before the wet-cleaning stages.

Pre-treatment where it matters
Arms, headrests and the front edge of the seat cushions get treated and left to dwell. These high-contact areas can need particular attention.

Hot-water extraction
Solution in under pressure, and a Kärcher Puzzi extractor takes it back out with the soil. Panel by panel, cushions off and done separately, seams worked along rather than across.

Assisted drying and aftercare
An air mover keeps air moving across the cleaned upholstery. Drying time depends on the material, filling and room conditions. We discuss when the item can be used again.

What to confirm before booking sofa cleaning in Makati
The owner carries out the cleaning personally. For a standard three-seater fabric sofa, the published rate is ₱3,900, with travel included in Century City, Rockwell and Salcedo Village. The total and scope are confirmed from your photographs before the appointment.
Check the whole item, not just the number of seats
- Send one photograph of the complete sofa, including any chaise, recliner or loose cushions you want included.
- Add a clear care-label photo and close-ups of stains. Tell us about previous cleaning products and any odour.
- Confirm building access and when you need to use the furniture again.

Cleaning cannot reverse every mark
Soiling, wear and fabric damage can look similar in a photo. We assess the item before treatment and explain any limits. The 48-hour workmanship correction policy covers concerns about our work; it does not promise restoration of worn fabric or removal of every stain.

You can include a suitable rug or carpet in the same visit. We check its fibre, backing and care instructions separately: a method that suits the sofa may not suit the rug. Rug prices are based on measured area and pile depth.

Questions about sofa cleaning
How long does sofa cleaning take?
The appointment length depends on the size, condition and number of items. Send photos before booking so we can estimate the work. Cleaning time and drying time are different; allow for both when planning your day.
Will my sofa still be wet when you leave?
Air-mover drying helps remove remaining moisture after extraction, but drying time varies with fabric, filling, ventilation and humidity. We discuss when your sofa can be used again. A dry surface does not necessarily mean the padding is fully dry.
Do you clean leather sofas?
No. Leather and suede need a different process and we would rather say no than ruin a sofa. Fabric, microfibre, polyester blends and most woven upholstery are what we do.
Do you take the sofa away?
No, everything is done inside your unit. The machine comes to the sofa. Nothing leaves the condo, so there is no pickup fee, no week of waiting and nothing to reassemble afterwards.
Can you get rid of the smell as well as the stain?
The result depends on the source and depth of the contamination, the material and earlier treatments. Some stains or odours may remain. Tell us about spills and products already applied; pet urine in the filling may require a separately quoted treatment.
How often should a condo sofa be cleaned?
Base the decision on use, visible soil, spills and the furniture manufacturer’s care instructions. Homes with pets or heavily used seating may need attention sooner. Routine vacuuming helps between visits; there is no single cleaning schedule suitable for every sofa.
Who will clean my furniture?
The owner personally carries out CLB cleaning in Makati. CLB also operates in Hungary, Canada and the USA. Discuss the items, material and expected result directly with the person doing the work.
Is travel included in the price?
Travel is included in Century City, Rockwell and Salcedo Village. Other areas are quoted before booking. The minimum order is ₱3,000. The agreed scope and total are confirmed before the appointment.
What does the 48-hour quality guarantee cover?
Contact CLB within 48 hours after completion of the cleaning if there is a problem with the quality of the work. We correct workmanship issues at no extra charge. This is not a guarantee that every stain can be removed or damaged fabric restored.
