The problem

A condo sofa gets dirty in a way you cannot see

Very little of what is in a three-year-old sofa arrived as a visible spill. Most of it is skin oil from arms and headrests, sweat, food dust, hair, and whatever the aircon has been recirculating since the unit was handed over. It works down into the padding, where a vacuum cannot reach it and a wipe-down only moves it.

You notice it in two ways. The fabric on the seat fronts and the arms goes a shade darker than the back, which people usually blame on fading. And the sofa develops a faint smell that comes back an hour after you spray it, because the source is inside the foam and the spray is on the surface.

Why extraction, and not shampooing

Shampooing whips detergent into a foam, works it into the fabric and leaves it to dry. Whatever detergent stays behind is sticky, and sticky fabric attracts dirt faster than clean fabric, which is why a shampooed sofa often looks worse three weeks later than it did before.

Extraction pushes cleaning solution into the weave under pressure and immediately pulls it back out with a commercial vacuum, along with the dirt it just dissolved. Nothing is left in the fibre to attract soil again. You can look in the recovery tank when we finish, and most people do.

Inspection and a fabric test

We check the care label, identify the fibre and test the cleaning solution on a hidden panel before anything else happens. If the fabric is one we should not wet, you find out at this point and pay nothing.

Dry vacuum

Loose grit comes out first. Skipping this step is what turns dust into mud the moment water arrives, and it is the most commonly skipped step in this trade.

Pre-treatment where it matters

Arms, headrests and the front edge of the seat cushions get treated and left to dwell. That is where body oil concentrates and where the colour difference always shows.

Hot-water extraction

Solution in under pressure, solution back out with the soil. Panel by panel, cushions off and done separately, seams worked along rather than across.

Air mover until it is dry

Air is forced through the fabric rather than left to find its own way. This is the step that turns overnight into about two hours, and it is the part almost nobody else on this market brings.

Questions about sofa cleaning

How long does sofa cleaning take?

A three-seater and an armchair is about ninety minutes door to door. A single sofa on its own is closer to an hour. That includes carrying the machine in, setting up, cleaning, and running the air mover until the fabric is dry to the touch.

Will my sofa still be wet when you leave?

It will be dry to the touch and you can sit on it in about two hours. We finish every job with an air mover that forces air through the fabric. Without one, a sofa in an air-conditioned condo with no sun on it can stay damp until the next day, and damp fabric in Manila humidity starts to smell.

Do you clean leather sofas?

No. Leather and suede need a different process and we would rather say no than ruin a sofa. Fabric, microfibre, polyester blends and most woven upholstery are what we do.

Do you take the sofa away?

No, everything is done inside your unit. The machine comes to the sofa. Nothing leaves the condo, so there is no pickup fee, no week of waiting and nothing to reassemble afterwards.

Can you get rid of the smell as well as the stain?

Usually, because most upholstery smell is bacteria feeding on what soaked into the padding rather than something sitting on the surface. Extraction removes the source. Pet urine that has reached the foam is the hard case and we say so before quoting rather than after.

How often should a condo sofa be cleaned?

Once a year for a household of adults, twice for a unit with pets, small children or a sofa that gets slept on. Air-conditioned units in Metro Manila collect less street dust than an open house but hold humidity longer, which is what feeds mould and mites in the padding.
