Every figure we charge is on this page. No ocular inspection to find out what an armchair costs, no price that changes once you say which building you live in.
Sofas, armchairs and dining chairs
Priced per piece, by the number of seats. A seat is a cushion you sit on, so a sofa sold as a “three-seater” with three back cushions is a three-seater here too.
Mattress cleaning
UV vacuum first, then hot-water extraction on both faces where the mattress can be turned. You can look in the vacuum canister before we start, which is usually the moment people stop asking whether it needs doing.
Area rugs, runners and fitted carpet
Priced by measured area rather than per item, because a rug is the one thing here where size varies by a factor of ten. Three bands cover almost everything; anything outside them is measured on the day and told to you before we start.
Pile depth is the one real surcharge. A flat wool rug and a deep shag of the same size are not the same job: one is twenty minutes, the other an hour of agitation before a drop of water goes in. Send a photo and we tell you which band and whether the surcharge applies, in writing, the same day.
Minimum order and transport
What the price already includes
- Pre-vacuum, so we are not turning loose dust into mud.
- Pre-treatment of the arms, headrests and seat fronts, which is where body oils sit.
- Hot-water extraction with a commercial machine, not a wipe-down or a shampoo.
- An air mover afterwards until the piece is dry to the touch, roughly two hours.
- Moving the piece back where it stood and taking our water away with us.
What costs extra, and when we tell you
Three things move a price, and all three are quoted before the visit rather than added at the end:
- Pet urine that reached the foam. Surface marks are included. Urine that soaked through needs an enzyme treatment and a longer dwell time, and honestly it does not always come out completely. We will tell you the odds before you pay for it.
- Vomit, blood and anything biological. Same reason: different chemistry, more time.
- Furniture that cannot be reached. A sofa built into a wall unit or on a balcony without a socket nearby occasionally needs a second pair of hands.
What we do not do
Leather and suede are not cleaned by extraction and we will not attempt them. Neither is silk, nor a sofa with a “dry clean only” label sewn under the cushion. Saying no to those is cheaper for you than the alternative, and it is the reason we can say yes to everything else without hedging.
How the price compares
A few upholstery cleaners in Metro Manila do publish a list, and it is worth being straight about that rather than pretending otherwise. What almost all of them add underneath is a line reading final quotation is subject to inspection, or a price that starts at “from”. So the number you read is an opening position, not a commitment, and you still cannot work out what your own sofa costs without a visit.
The figures above are commitments. For standard fabric furniture we hold them from a photograph, in writing, before we come. That is the difference, and it is a smaller-sounding one than “we publish prices” but a much more useful one to you.

Sofa Set

Separately ₱3,500. Owners letting units in the complex put this on a schedule.
Swaps are fine and do not change the price as long as the piece count matches: a two-seater and two armchairs instead of a three-seater and one, or a king instead of a queen for the difference between those two line prices. Anything larger is quoted the same way as everything else, before we come.
A package is also the easiest way past the ₱2,000 minimum order, and inside Century City there is still no transport fee on top.
Questions about the price
How much does sofa cleaning cost in the Philippines?
At CLB Cleaning Makati an armchair is ₱950, a two-seater sofa ₱1,400, a three-seater ₱1,700 and an L-shaped sofa ₱2,600 to ₱3,200 depending on total length. Those are the prices we charge, not a starting-from figure. The minimum order is ₱2,000, so a single armchair on its own does not meet it.
Why is there a minimum order?
Because the cost of a visit is mostly the visit. Carrying an extractor, an air mover and forty litres of water into a condo takes the same time whether we clean one armchair or four pieces. ₱2,000 is the point where a call-out pays for itself. Most bookings clear it easily: a three-seater and an armchair is ₱2,000.
Do you charge a transport fee?
Not inside Century City. We are based in the complex on Kalayaan Avenue, so Knightsbridge, Gramercy, Milano, Trump Tower and Century Spire cost nothing extra. Elsewhere in Makati a transport fee applies and we tell you the figure before you book, not after the job.
Is the price different for stains or pet urine?
Normal soiling, spills and body oils are included in the price on this page. Pet urine that has soaked through to the foam needs a longer treatment and we quote it after seeing a photo. We tell you before we start, never after.
How much is mattress cleaning in Makati?
A single mattress is ₱1,100, a queen ₱1,900 and a king ₱2,300. Added to a sofa booking it is the best value on this list, because the machine is already in the room and the visit is already paid for.
Do you require an ocular inspection before quoting?
No. For standard fabric furniture the price on this page is the price. Send a photo on Viber and we confirm it in writing before we come. Ocular inspections exist so the price can be decided once the company has seen your address, and we would rather not work that way.
