What You Pay For in Professional Upholstery Cleaning
A cleaning quote should explain the work you receive: checking the material, preparing the item, treating suitable stains, extracting soil and managing drying. This guide explains the process and the questions to ask when comparing upholstery cleaning services in Makati.
Travel is included in Century City, Rockwell and Salcedo Village. Other locations are quoted before booking. See the current prices and packages; minimum order ₱3,000.
Personal responsibility for your cleaning
CLB operates in the Philippines, Hungary, Canada and the USA. In Makati, the owner personally carries out the cleaning. You can discuss the furniture, the expected result and the agreed work directly with the person doing the job.
Our service standard is to respect your booked appointment, explain the process and check the result with you. Contact us within 48 hours of completion of the cleaning if there is a problem with the quality of our work. We correct it at no extra charge. This does not mean that every stain can be removed or that damaged fabric can be restored. See the service terms and confirm any questions before booking.
What does upholstery extraction cleaning do?
Spray extraction applies a suitable cleaning solution and recovers liquid with loosened soil. This is different from vacuuming dry debris or adding fragrance. The material, treatment and recovery technique all matter; the machine brand alone does not establish the quality of a job.
CLB's sofa cleaning service describes pre-vacuuming, material testing, pre-treatment, hot-water extraction and air-mover drying for suitable upholstery. The work takes place at the customer's property. Your enquiry should establish whether that method is appropriate for your particular item.
For background on the method, see Kärcher's explanation of spray extraction. Equipment documentation explains a technique; it is not an endorsement of an individual cleaning company.
The stages that make up the job
- 1. Inspect the item and discuss its history
- Identify the fabric where possible, check care information and look at stains, wear and previous treatments. A close-up of a mark is useful, but a full photograph shows the item and its construction.
- 2. Check suitability and prepare
- Material testing and dry-soil removal come before wet cleaning. Not every fabric tolerates the same treatment. A test reduces uncertainty; it cannot promise that every hidden problem will be detectable.
- 3. Apply appropriate pre-treatment
- Treatment should match the material and the contamination. Any agitation must also suit the fabric. More chemical, more water or harder brushing does not automatically produce a better result.
- 4. Address specific stains where appropriate
- A food mark and an old urine problem may need different assessments. Some treatments are add-ons. Agree which are included before work starts; see our pet urine treatment information.
- 5. Extract and recover moisture
- The operator works across the agreed areas, recovering cleaning liquid and loosened soil. Moisture recovery is part of the process, not something to leave entirely to drying afterwards.
- 6. Plan drying and review the result
- Air movement supports drying. Ask when your item can be used again and which marks remain. The handover should distinguish a remaining stain from a still-damp area and explain any aftercare.
Why can one cleaning quote cost more than another?
A higher quote can reflect a larger item, more surfaces, additional stain treatment, access arrangements or more work on preparation and moisture recovery. It can also simply reflect a provider's pricing. Price alone is not proof of quality.
If a CLB quote is higher than another offer, compare the written scope before deciding. Are both quotes for the same sofa layout and cushions? Does either exclude an add-on you need? Are minimum-order and transport conditions included? Use the CLB price list as a starting point and request a total for your actual items.
A lower quote may be a good fit when its scope meets your needs. Paying more is useful when the extra work is relevant, clearly described and actually delivered. An expensive extractor or an imported product is not enough to justify the difference by itself.
How to compare cleaning providers in Makati
Providers differ in process and scope. Ask both companies the same questions so you can compare their answers rather than general claims such as “premium” or “deep clean.”
- Material suitability: Will you inspect the care label and test before treatment? What materials do you decline?
- Included surfaces: Does the quote cover the agreed cushions, chaise and other sections? Send a full layout for an L-shaped or sectional sofa.
- Stain expectations: Which marks are being assessed, what costs extra and what may remain?
- Drying: What moisture-recovery and drying steps are included, and what conditions could extend the estimate?
- Evidence: Can you show comparable completed work, with the material and limitations explained?
- Total and follow-up: What is the full agreed price, and how do I report a concern after the visit?
For a Makati condo, building entry and working hours also affect the appointment. Our condo preparation checklist helps you confirm those details before the crew arrives.
What quality should you expect?
A useful quality standard is a suitable method, the agreed areas treated, careful moisture recovery and a clear explanation of the result. Ask for comparable photographs in similar lighting when documenting the work. A tank of dirty recovery water shows that material was extracted; it does not prove every stain or contaminant has been removed.
Cleaning cannot repair worn fibres, reverse all colour changes or guarantee that an old stain disappears. A mattress may look cleaner without returning to its original white. Cleaning is also not automatically disinfection or sterilisation. Those claims require a suitable, documented treatment and should not be inferred from fragrance or the appearance of the fabric.
Persistent odour can involve filling or other areas that surface treatment cannot fully reach. Explain that history before booking rather than judging suitability only from a photograph.
When can you use the furniture again?
Drying depends on the material, filling, amount of moisture retained, airflow and room conditions. A sofa estimate should not be applied automatically to a mattress or a thick rug. Confirm a realistic plan for your item and follow the operator's advice before replacing covers or bedding.
If you need a bed that evening or are preparing for guests, mention the deadline when requesting the quote. The appointment duration and the time until the item is ready to use are different.
Get a quote you can compare
Send a full photo of each item, care-label photos where available, approximate size and close-ups of the problem areas. Include your Makati building or area, previous treatments and any access or timing constraints.
Ask CLB to confirm the scope, any proposed add-ons and the total before you book. That gives you a concrete basis for deciding whether the service matches the condition of your furniture and the result you need.
